South Central Los Angeles Regional Center

Location: 2500 South Western Ave., Los Angeles, CA 90731

Size:  Approximately 55,000 sq. ft.

The project includes a new ground-up six-story 160,000 sf structure with 300 spaces of structured parking, and the renovation of the adjacent, historic 50,000sf Golden State Mutual Life Insurance Building designed by renowned architect Paul Williams that will ultimately serve 600 employees and 50,000 clients. AE3 Partners serves as the Prime Architect that leads a team including Steinberg Architects (Associate/Historic Architect), Nabih Youssef & Associates (Structural) and SY Lee (MEP) to design SCLARC's new headquarters for the 21st century.

The foundation pit for the new 300 space parking structure has been fully excavated to a depth of nearly 30 feet.  The combined waterproofing and methane barrier (mandated for structures in Los Angeles) is now in place, along with rebar and the initial shotcrete lifts for the lowest level.  Across the way, all of the non-historic interiors to the historic Golden State Mutual Insurance Building (designed by Paul Williams) have been removed in preparation for the new build out.  The recent rains have highlighted various leaks and waterproofing issues that will be addressed in the renovation project.  Ground breaking for the project was in August, 2013.  Construction for both buildings is anticipated to be substantially complete before the end of the year.
